Solid and monetizable: a state-by-state closing-cost index answers a high-intent query with an obvious lead-gen buyer, and it fits the portfolio data-index shape. The catch is incumbents (Bankrate, NerdWallet) already rank, so it needs an original cut to win.

The case against · Closing costs swing by lender and loan, so a single state number invites "it depends," and the big finance sites are strong. It only breaks through with a derived angle nobody else frames, closing cost as a percent of median home price, or cheapest and priciest counties, plus current fee data.

Day-90 forecast · With the percent-of-home-price angle and county granularity: roughly 300 to 800 organic visits a month by day 90 and a first lead-gen test live. Unlikely to unseat the incumbents on the head term that quickly.
